Why
Your House Should Always Be Available To Show
It is really important that your house is ready
to show at all times. Although sometimes this
may be inconvenient, if your home is not prepared
for a showing, you may lose your chance of a
sale. Some potential Buyers may be from out
of town and limited on time. Although most agents
will call and give you at least a couple of
hours notice before showing your property, occasionally,
an agent will be in the area and wish to show
your home immediately. If such short notice
is inconvenient for you, the best thing to do
is let the showing office know when the agent
can come back. Needless to say, the sooner your
home can be prepared for a showing, the better. |

| Why It Is Better
Not To Be Home
Homebuyers may be uncomfortable or feel like intruders
if you are home during their showing. They will
not feel free to look, will feel rushed and will
not be able to talk openly to one another.
If you have small children who
are napping and you cannot leave, just explain
to the potential Buyers the reason and stay in
the room with the child at all times. It is best
to stay clear and not volunteer any information.
Contact between the Buyer and
the Seller is not recommended. If you have a large
window of time scheduled for the showing, you
can wait until the potential Buyers arrive and
leave as soon as they pull up. It is best to just
waive and pull away.

| Here is
a checklist of things to do before each showing: |

Lights
Turn on all the indoor and outdoor lights (even during
the day). Your house will look more homey and cheerful.
Fragrance
Use a fragrance or burn a candle before the showing
that is not too strong or obvious. A fresh citrus or
vanilla smell is always pleasant. If you have time,
you could bake fresh cookies or bread.
Pets
Contain your pets. It is better to take them with you
if possible. Leave a note on the door if you have pets
that are escape artists or you have contained your pets
in a pen.
Trash
Empty the trash
Window Coverings
Open all blinds and drapery
Music
Put on some soft music. Make sure it’s not too
loud.
Open Windows
On nice days, open a few windows for some fresh air.
Place fresh cut flowers or potted flowers in a prominent
location.
